EPDM Roof System

A roof that is almost flat or only very slightly pitched for water channeling is called a low-slope roof. No roof should be truly “flat” – although it may seem that way from your perspective; every roof should have an intentionally designed slight slope for drainage. You will most often see metal roofing used on commercial buildings. Problems can happen and can be difficult to diagnose since the leak area is often not directly located where the water is appearing inside the building. The roof should have NO areas of standing water. Standing water on a roof can be caused by sagging or rotted roof decking or improper drainage design.

EPDM / Rubber Roofing System Benefits

Since its first installation in the 1970’s, the formulation for the EPDM membrane has not changed much. Its superior durability and cost-effectiveness are part of what makes EPDM one of the most popular flat roofing systems installed in the U.S. today.Cost-effective, easy, long-term maintenance, excellent weatherability.

Lightweight and flexible, it is an ideal second generation (roof-recover) choice. Made from ingredients derived from oil and natural gas, EPDM can be fully adhered, mechanically attached or ballasted with seams sealed using a liquid adhesive or specialty tape.

EPDM membranes provide options to address specific energy cost needs. This system tends to have lower long-term maintenance costs with a consistent preventative maintenance program.

Modified bitumen asphalt roofs

Modified bitumen roofing is one of the most common low-slope roofing systems. Despite the availability of single-ply materials such as EPDM and TPO, modified bitumen remains the ideal choice for certain low-slope building applications. Modified bitumen is a modern take on built-up roofing, a traditional roofing material also known as “tar-and-gravel” roofs. Modified bitumen roofs afford the same levels of protection as built-up roofs. Despite its similarities to EPDM – in fact, the term “rubber roof” has been used interchangeably for both roof types – modified bitumen is entirely different: EPDM is made from recycled rubber, while modified bitumen is made from asphalt.

ENERGY EFFICIENT

Lighter colored metal roofs reflect away much of the sun’s UV rays, which can help keep your house cooler and lower cooling costs. In recent studies, a metal roof can cut cooling costs by as much as 25% or more.

ENVIRONMENTALLY FRIENDLY

According to the National Association of Homebuilders Research Center, 20 billion pounds of asphalt shingles are dumped into U.S. landfills annually. The recycled content of steel in metal roofing is much higher than the recycled content in asphalt shingles. Also, due to the low weight of metal roofing (about half that of shingles), in many cases it can be installed directly over your existing roof, saving the environmental as well as financial costs.

TPO Roofing Systems

TPO polymers are blends or alloys of EBR (polypropylene plastic or polypropylene and ethylene propylene rubber) and EPDM (ethylene propylene diene terpolymer rubber). Other additives are included in the mixture before it is formed into a roofing membrane. The membrane is attached to the roof board with fasteners. When combined with several other elements (like a weathering package, fire retardants, and insulation), the TPO membrane becomes a part of an entire roofing system.

TPO has gained industry-wide acceptance and respect by providing immediate and long-term roofing solutions. TPO is a sustainable roofing product that has proven to stand the test of time. TPO’s overall system performance include:

  • Cyclical membrane fatigue resistance
  • High resistance to ozone, weathering and abrasion
  • Flexibility in low temperatures
  • Thermal shock durability

TPO is incredibly popular because of its strength, ease of installation, and longevity. It can be heat-welded during installation due to the material’s thermoplasticity, which is a huge advantage since seams are usually the weakest part of a roof. In fact, TPO seams are said to be 3-4 times stronger than EPDM systems and 6 times stronger than systems that use glue seams or tape systems! They are resistant to chemicals, do well in high heat, are flexible in cold temperatures, and are generally quite affordable. With proper installation and maintenance, TPO systems can last 10-20 years. Finally, if it is important to you that your roof is environmentally-friendly, you have no need to fear TPO!

No plasticizers are involved in TPO roofing systems, they don’t degrade under UV radiation, and they come in white (which reflects heat, helping the building stay cool). Plus, they can be made from some recycled materials! TPO is the perfect choice for your “green” building.Like all roofing systems, however, TPO does have some cons. Most of its shortcomings revolve around the fact that it is still so new. It doesn’t have the time-tested, reliable reputation that some other roofing systems can flaunt. Also, remember that the strength of any roof (TPO especially) depends greatly on the quality of installation. If you choose a reliable roofing contractor and take care of your roof with yearly maintenance checks, you shouldn’t have any problems with a TPO roofing system.
